Terms & Conditions
Last updated: 27 August 2026
These terms set out the agreement between Emergency Heat Treatments ("we", "us", "our") and you, the customer, when you book a bed bug heat treatment or inspection. Booking a treatment or paying our invoice constitutes acceptance of these terms.
1. Quotes and bookings
Quotes are issued in writing and are valid for 14 days. We reserve the right to revise a quote on-site if the property differs materially from the description provided (for example, additional rooms, severe clutter or restricted access).
2. Preparation requirements
You agree to follow the preparation checklist provided at the time of booking and to sign our preparation waiver. Treatment cannot begin if the property is not prepared, and a call-out charge may apply. People, pets and houseplants must be removed for the duration of the heat cycle.
3. The treatment
Heat treatment raises core temperatures inside the property to above the lethal threshold for bed bugs at all life stages. We use professional industrial heaters, ducting, fans and FLIR thermal monitoring. Treatment times vary by property size and structure.
4. Payment
Payment is due on completion of the treatment unless agreed otherwise in writing. We accept bank transfer and card payments. Late payments may incur interest at the statutory rate under the Late Payment of Commercial Debts (Interest) Act 1998.
5. Guarantee
All treatments come with a written 100% kill guarantee subject to the terms in your written quote. The guarantee requires: (a) the property was properly prepared, (b) no new infested items have been introduced after treatment, (c) video proof of any live bed bug is provided, and (d) we are given reasonable access to re-inspect and re-treat.
The guarantee does not cover re-infestations introduced from outside the treated area (e.g. travel, second-hand furniture, neighbouring properties in shared buildings unless those units were also treated).
6. Liability
Heat treatment involves high temperatures. While we take every precaution and have £10 million public liability insurance in place, you agree to remove items listed in our preparation guide that could be damaged by heat (e.g. wax candles, certain plastics, aerosols, pressurised containers). We are not liable for damage to items left in the property contrary to the preparation guide.
Nothing in these terms limits our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be limited by law.
7. Cancellation
You may cancel a booking up to 24 hours before the agreed start time at no charge. Cancellations made inside 24 hours may incur a call-out fee to cover scheduled labour and travel.
8. Privacy
Your personal data is processed in line with our Privacy Policy.
9. Governing law
These terms are governed by the laws of England and Wales and any disputes are subject to the exclusive jurisdiction of the English courts.
