HMO and shared-house protocol
Our HMO protocol treats the reported room plus shared spaces (communal living room, kitchen) and a precautionary monitoring pass on adjacent bedrooms. We coordinate access windows with the agent or live-in landlord. Each tenant receives an information sheet that explains the process without naming the source room.
Documentation for deposit disputes
You receive a dated infestation report, technician's findings on likely source (luggage import, second-hand furniture, neighbour transfer, pre-existing) and a treatment certificate. This pack has been accepted by the DPS and TDS in dispute hearings and is normally enough on its own.
